Statute: Ky. Rev. Stat. § 383.580
No cap and NO statutory return deadline — the landlord must send written notice of any refund due; a refund unclaimed 60 days after notice is forfeited, and where rent is owed the deposit may be applied after 30 days. Separate account + signed move-in/move-out damage listings are prerequisites to retaining any deposit. Applies only in URLTA-adopting jurisdictions (e.g., Louisville, Lexington, Covington); elsewhere the lease controls.
Laws change quietly. California cut its deposit cap to one month in 2024, New York in 2019. Get an email when Kentucky changes its rules — and what to update in your lease.
