Interest requirement: 5%/yr ONLY on the portion above the greater of $50 or one month's rent, and only if tenancy is 6+ months
Statute: Ohio Rev. Code § 5321.16(A)
No cap. Interest (5%/yr) applies only to the part of the deposit exceeding one month's rent (or $50 if greater) held 6+ months — deposits of one month or less never accrue statutory interest. Itemization + return within 30 days (tenant must give a forwarding address in writing).
Laws change quietly. California cut its deposit cap to one month in 2024, New York in 2019. Get an email when Ohio changes its rules — and what to update in your lease.
